Visitor Centre, Cottages & Trails — 100 Premium Units
The brief
Infrastructure works commissioned by Cass Land for a 100-unit premium resort development within a closed natural reserve overlooking Tsalka Canyon in Kvemo Kartli. The complex includes private residences, a visitor centre, restaurant, swimming pools, walking trails, and a camping area — built over a three-year programme in one of Georgia's most dramatic landscapes.

The challenge
Building within a protected natural reserve imposed strict environmental constraints on every aspect of the project. The remote canyon location — accessible only by a single mountain road — created significant logistical challenges for equipment delivery and material supply. The varied canyon terrain also ruled out a uniform construction approach, requiring site-specific solutions for each zone across the development.
Our approach
ERTI conducted thorough geotechnical and site analysis before planning construction sequences for each zone. The phased approach — timed to the seasonal accessibility of the reserve access road — allowed a steady construction pace across the three-year programme. Works for each zone were sequenced to minimise ground disturbance and preserve the natural habitat.
